The Property:

A period 1970’s property at Burley in Wharfdale between Ilkley and Otley in North Yorkshire.

 

The Requirement:

Complete renovation and various new extensions in order to provide an up to date contemporary living space and additional room for a growing family.

Renovations to include a large sliding door to the rear of the property to create wide unobtrusive access from the dining kitchen onto the patio and large garden area beyond.

The door threshold needed to be as low as possible to enhance the feeling of a seamless link between the inside and outside living spaces.

It was also important to control potential excessive heat build-up through the large expanse of glass on this South facing elevation.

Privacy at night was a concern and a blind system incorporated within the glazing was ideally preferred.

 

The Solution:

Focussed communication between Marlin, the owner and their builder enabled Marlin to fully understand with precision the position of the finished internal floor level and external patio surface.

As a result the door track was virtually hidden thus creating a seamless low threshold transition between dining kitchen and patio and importantly without any compromise of the drainage system.

Marlin’s high-performance Visoglide Plus aluminium sliding door system was specified with SunGuard SN 70/35 glass (formally 70/37) to control solar gain during the hottest days of the year.

Privacy was ensured with Integral blinds fitted inside the cavity of the sealed units and also provide additional shade when the sun was most intense.
